CBM CALLS ON ADVISER FOR EARLY CHANGES IN BUILDING BYELAWS

ADVISER SAYS THAT FILE TO CONVERT/SELL COMMERCIAL LEASEHOLD PROPERTY TO FREEHOLD IS ALREADY WITH MOH GOVT. OF INDIA AND WE ARE PURSUING IT

CHANDIGARH: A delegation of Building Byelaws Subcommittee of Chandigarh Beopar Mandal (CBM) the apex body of traders of the city consisting of Sh. Charanjiv Singh, Sh. Vinod Joshi, Sh. Anil Vohra, Sh. Diwakar Sahoonja and Sh. Radhey Lal called on Sh. Dharam Pal, Adviser, Chandigarh, U.T. in his office for discussion on memorandum already submitted to him demanding resolving of pending trader issues regarding Building Byelaws related to commercial buildings at the earliest.

On issues raised by Sh. Charanjiv Singh, President CBM on the implementation of Apartment Act, Adviser told the delegation to wait for High Court verdicts and Administration will issue new notification after the judgment accordingly.


Sh. Vinod Joshi, Chairman, Building Byelaw Subcommittee, CBM raised the need to permit box type structure by covering backyard terrace to full height in Sector-7 to Sector-30 as well as allowing display cum sale or general trade on all floors of commercial buildings the Adviser assured early decision after further discussions with concerned departments.

 
Sh. Anil Vohra, Patron, CBM strongly put forward appeal to permit upper floors upon Booths and Bay-Shops in the city on pattern of Punjab and Haryana. He also demanded exemption of one third unearned profit being charged on transfer of allotted leasehold property which is quite unreasonable and out of the reach of citizens.    

To a query by Sh. Diwakar Sahoonja, Patron, CBM, Adviser assured allowing conversion of commercial property from leasehold to freehold after receiving the directions from Home Ministry at the Centre. Chandigarh Administration is pursuing the matter.


Sh. Radhe Lal Bajaj, Finance Secretary, CBM raised the issue of rationalization of conversion and extra coverage charges while getting SCF converted to SCO which have been recently raised from Rs.5 Lac to 60 Lac.

In the end Sh. Diwakar Sahoonja, Patron cum Official Spokes Person, CBM appealed to the new Adviser for early notifications to ease the Building Byelaws to give much needed boost to the sagging commerce in city due to the pandemic when Adviser to the Administrator assured the delegation for sympathetic consideration on the all the issues.
